10 reasons to invest in Portugal

Portugal has become popular for its quality of life, sun, beach, golf and various opportunities, particularly in the real estate and tax sectors. Certain characteristics make this country unique and a very pleasant place to live. The quality of life is unrivalled.

1. The property market in Portugal is still on the up

Property in the Algarve has seen a sharp increase in prices over the last ten years, with a cumulative increase of more than 100% since 2015. In 2025, the average price per square metre reached €3,467, up 9.3% year on year.

The Western Algarve is seeing even higher prices, particularly in Lagos (€4,900/m²). This surge is fuelled by strong demand, limited supply and the attraction of foreign investors, who injected more than €2.5 billion in 2024.

The market is expected to continue growing, with estimated annual increases of between 10% and 15% between now and 2026. The developing infrastructure and economic dynamism are reinforcing this trend.

2. A highly advantageous tax system!

Portugal offers an attractive tax system, particularly for expats and retirees.

1. Non-Habitual Resident (NHR) status

  • This scheme, valid for 10 years, allows new residents to benefit from tax advantages.

  • Income from foreign sources (such as private retirement pensions) was tax-exempt until 2020. Since then, a flat rate of 10% has applied to pensions.

  • For high value-added professions, a reduced rate of 20% on income from activity in Portugal is applied instead of the standard progressive rate.

2. Inheritance tax

  • In Portugal, there is no inheritance tax for direct heirs (spouse, children, grandchildren, parents).

  • For other beneficiaries, a 10% tax is applied in the form of stamp duty.

3. Seasonal rentals are easy and very profitable

Seasonal rentals are a profitable business in general, and this is particularly true in the Algarve and Lisbon. Portugal's tourism revenues ‘have increased three times more than those of Spain, four times more than Italy and twice as much as France over the last three years.

Thanks to this attractiveness for tourism, which is in particular an unfortunate consequence of events in other countries, Portugal can boast a very good investment potential in tourist rentals both by the sea and in Lisbon.

The long-term luxury rental market is also booming, there are not enough properties for rent on the market!

4. Portuguese legislation protects you

Portuguese legislation provides a good framework for the market and protects buyers. The legal, administrative and financial procedures are very similar to what we have here.

Similarly, purchase costs are low compared to other European countries. On average, you should expect to pay between 5 and 6%, including taxes and notary and lawyer's fees. We can send you an accurate simulation, which will depend on the brackets according to the amounts invested.
